Property due diligence in Georgia: title chain, mortgage, seizure, land status, construction, developer risk and a safer transaction closing.

Property checking does not end with reading an extract. Review the registry entry, root transaction, land or building status, mortgage, seizure, co-owner, developer obligations and contract together.

The right route starts by assessing current law, facts, documents and deadlines together. This page provides a practical framework; an individual strategy is formed only after a confidential case assessment.

Tell us what you want assessed and which listings are only background. If an advert mentions parking or storage, list those items in your request without assuming how they are registered or what the sale includes.

Example scope for an initial enquiry

  1. Requested review: Apartment A and the parking space and storage room described in its advert. Their identifiers and status have not yet been verified.
  2. Background only: Listing B is supplied for comparison. Please leave it outside the requested review unless we agree otherwise.
  3. Unknown — verify later: Whether the advertised extras have their own identifiers or are covered by the same documents. Please treat these points as unresolved.

Use labels such as Apartment A in the first message. Do not paste owner names, ID or passport numbers, or personal records into the form. Agree with the team how to identify the property and share documents later.

Ask the proposal to name the items covered and explain how adding or replacing a property would affect the scope and fees. This example is an enquiry template, not a multi-property package or a conclusion about title.

FAQ

Direct answers to practical questions

Answers are general and do not replace individual legal advice.

01Is a registry extract enough?+

It is essential, but the underlying transaction, restrictions, construction and physical reality may need separate review.

02Can a foreigner buy every type of land?+

Property type and any special rule must be checked before the transaction; non-agricultural and agricultural land are not treated identically.

03Does due diligence guarantee the transaction?+

No. It reduces unknown risk and supports decision terms, but the final outcome depends on the transaction and facts.
